Residential Valuation & Survey Reports

There are three main types of report that I offer -

RICS HomeBuyer Report, Full Building Survey, House Valuation report.

(1) RICS HomeBuyer Report.

The majority of my Clients require the RICS HomeBuyer Report. This is because it is an economical service highlighting matters which I consider to be URGENT or SERIOUS. It is a standard format which I carry out under licence from the RICS. It is suitable for most residential properties in this area and also includes a valuation.

My inspection is detailed, taking typically around 2 hours - so nothing should be missed.

My report is CLEAR and CONCISE, telling you my opinion of the true condition and value of the property. It provides a coherent "plan of action" for you and your Solicitor to follow to achieve a smooth completion of the sale.

(2) RICS Building Survey (formerly called a structural survey)

The RICS Building Survey is a customised service suitable for all residential properties and gives full details of their construction and condition.

This survey is likely to be preferred if the property is unusually built or run-down, if the property has been significantly altered, or if you are planning a major conversion or renovation.

(3) House / Flat Valuation Report

These are provided for a variety of reasons where a full report on the condition is not required -

  • One party buying-out the other party.
  • Private sale to friend or acquantence.
  • Matrimonial separation.
  • Probate valuation.
  • Capital gains tax valuation.
  • Valuation of a proposed development/extension.
  • Compulsory purchase valuation.
  • Rental valuation.
  • Shared Ownership.

As I am professionally qualified with a high level of expertise in the Sheffield Property market. My reports are suitable as evidence and I am happy for them to be used in Court. However, if further input is required to change the format or Court appearances are required then obviously I will need to charge an additional fee.
